Market Commentary

Home Sales Continue Surge, Prices Set New Highs

Home sales were up 43.4% year-over-year.   Sales were up 16% compared to June. There were 218 homes sold in Santa Cruz County last month. The average since 2000 is 157.

Year-to-date, home sales are down 1.4%

Inventory was down for the tenth month in a row. Active listings dropped 57.1% compared to last year. 

As of August 5th, there were only 220 homes for sale in Santa Cruz County. The average since January 2003 is 681.

The median sales price for single-family, re-sale homes rose 11.2%, year-over-year to set a new high of $1,000,500. That’s the first time the median sales price has been over one million dollars. It was up 10.6% compared to June. The average sales price rose 3.6%, year-over-year. It also was a new high.

The sales price to list price ratio stayed under 100%. It rose from 98.9% to 99.9%.

Two hundred and forty-five homes went into escrow last month, a gain of 45.8% compared to last year.

Days of Inventory dropped from thirty-seven to thirty. The average since 2003 is one hundred and thirty-nine.

Days on market fell from thirty-eight to thirty-two. That is the time from when a home is listed to when it goes into contract.

The median sales price for condos rose 9% year-over-year. The average sales price gained 9.7%.

Condo sales were up 48.7% year-over-year. Fifty-eight condos sold last month.

Inventory was down 19.2%.

As of August 5th, there were 80 condos for sale in Santa Cruz County. The average since January 2003 is 141.

Days of inventory dropped to forty-one from forty-eight.

It took thirty-two days, on average, to sell a condo last month.
