Market Commentary

Home Sales Continue to Fall

Sales of single-family, re-sale homes were down for the twelfth month in a row, year-over-year. They fell 32.3% compared to last August.   There were 140 homes sold in Santa Cruz County last month. The average since 2000 is 157.

The median sales price for single-family, re-sale homes was up 5% year-over-year last month. It rose 5% in August from July.

The average sales price rose 8.4%, year-over-year.

After being down twenty-eight months in a row, inventory was up for the sixth month in a row. It gained 26.5% compared to last August. 

As of September 5th, there were 234 homes for sale in Santa Cruz County. The average since January 2003 is 681.

The sales price to list price ratio stayed over 100% for the twenty-fifth month in a row. It went from 102.4% to 100.2%.

One hundred and ninety-one homes went into escrow last month, a drop of 20.7% compared to last year.

Days of Inventory fell from sixty-two to fifty. The average since 2003 is one hundred and thirty-nine.

Days on market rose from twenty to thirty. That is the time from when a home is listed to when it goes into contract.

The median sales price for condos rose 4.6% year-over-year. The average sales price rose 3%.

Condo sales were down 9.8% year-over-year. Thirty-seven condos were sold last month.

Inventory was down 2.5%.

As of September 5th, there were thirty-nine condos for sale in Santa Cruz County. The average since January 2003 is 141.

Days of inventory dropped from forty-nine to thirty-two.

It took twenty-eight days, on average, to sell a condo last month.
